Many thanks @BillExeter and @SteveBabiak for the explaination and clarifications.  I suppose I now can understand an agent saying "I haven't done one [1031] and have no interest in it either!"  Complex but seemingly worth it in the long haul for buy and hold if the deal is right.

This being my first post since my intro to BP I may be handling this incorrectly but as it is regarding PA and 1031 exchange, here goes:

@Bill Exeter when you say PA does not recognize the 1031 exchange structure does that mean no 1031 exchanges into PA?  I have a partner in CA who is talking about using a 1031 exchange from CA to PA.  Is this possible?

Keep utilizing BP! I recommend listening to as many podcasts as you have time for. What an education! Keep analyzing properties and getting to know your market. Define your model, example SFR 3bd,1 bath, brick,etc. Tell everyone you know you are interested in real estate investments. Word of mouth can bring deals! Good luck and God bless!
