Hi all!

I'm a process engineer in Abq and own a single family home rental in North Valley. I'm just starting my real estate journey and would love to connect if folks are still active in this thread. I have lots of questions and am interested in hearing people's experiences in Abq's housing market.

Hi Rich! I am not super active on Bigger Pockets, but I am active in REI in Albuquerque. I'd love to answer any questions you may have.

Depending on the type of investing you're planning on doing, Albuquerque is a great place for flipping. Just driving around town, you will see a lot of homes that are in need of a full renovation. Buy and hold is a little more precarious at the moment with rents beginning to stagnate. If you have any questions about the local market, I'm happy to help.

If you're really trying to avoid paying a professional to sell your home, consider contacting Opendoor. They will make an offer on your home without seeing it and handle all the logistics. Remember this though -  company makes money by offering a discounted price and selling it on the market for more.

The property manager I hired uses Appfolio for their rental management needs. The PM recently listed a home on Zillow and they seem to be unable to update the parking, heating, cooling, and laundry section of the listing through Appfolio. Those sections currently read "Contact Manager". When searching for housing, many tenants looking for SFH will filter their searches to include such items. Do you have any tips on how these things can be updated through Appfolio?

Quote from @Jake S.:

Hey guys! Im searching for referrals to a solid Attorney to help with asset protection strategies and entity structuring. Trying to make myself and my plan "bulletproof"

Id appreciate any references! Thanks :)

Hey Jake! I looked at your profile and I have to know, did you meet your goal of 100 doors by 2020? Are you on track for your 2024 goal?

There is no one way to be "bulletproof" when dealing with asset protection. There are, however, ways to layer your protection that will allow you to sleep soundly. :) I'll send you my reference.

In the same process as you. I am leaning toward the hub and spoke model for my business structure/asset protection plan. Following to see if you get any good recommendations. I can share my contact if I find one..

I have a contact who does the hub and spoke model. Would you like his info?

@Katie Ann Mangan - Hi Katie! You've gotten a lot of great responses. I wanted to add that I worked with a firm who services each state and can help you deal with the due on sale clause if/when you move your rental into an LLC. I'lll send you a message.
