I ended up making a 2 page one for myself that I use. I call it the 15 minute walk through checklist. I figured to be efficient I needed to spend 15 minutes or less on first visit.

Some crazy advice ideas if/when you can't find a book:

1)Network with other property management companies/agents that do it
2)Write up a business plan and have a good RE lawyer review it for $. Be specific with your procedures.
3)Talk to your insurance agent and see what he thinks you need for liability insurance.

If your investment goals include purchasing several units, the deal in this thread will slow that down big time. It sucks all your cash (and parents) and it cash flows only a small amount. Even at Jon's number of $126k, it still sucks your cash out of you and leaves you with no reserves and no capital to work with to buy more stuff.

The deal is too thin. Not enough CF as you wrote. In your position I would pass on it.

I predict that the Dow will dip to about 8,000 sometime between late September and early November. This will erode recent gains to consumer confidence and protract any recovery in the Real Estate Market.

I predict no signifcant changes in interest rates or the loosening of lending practices.

I predict this fall/early winter residential Real Estate will lose value and bottom out. There won't be appreciation until next summer at the earliest.

My predictions are usually terrible. So don't bet on my predictions!

You will never know if it was a waste of time until you submit the offer. The seller has to present written offers to clients. They don't have to present oral offers to the client as far as I know.

Likely the low-ball offer will be dismissed, but you will never know for sure unless you actually do it.

Using Access (as contact relationship management software i think) sounds like a good idea to me. I use QB Pro and am aware of the limitations it poses in terms of the management side of a rental property business. I have two main concerns:

I want to be able to access my records from anywhere via the internet. I have two offices (home and work) and I am on the road constantly. Lugging around paper records via a "mobile office" is inefficient. I want to be able to call a tenant or see if they have been late with rent recently from anywhere.

I want the software to integrate with QB Pro. I hate double work. This I am willing to compromise on.

Do you think you can code a database in Access that will work with QB pro?? Can you get at your database remotely via the web?

I think the Bush Doctrine (preemptive war) is a poor policy choice. It lowers the normative threshold required for a state to declare war. This in turn creates more wars and more wars = instability/death.

I felt that the Bush Doctrine unfairly capitalized off of the fear and anxiety from 911. Al Queda is/was a fervent religious extremist group. Iraq, on the other hand, was the most secular state in the mid-east! Yet, many were led to believe that Al Queda and Iraq were in bed together via some meeting in Europe...

The Iraq War has been a disaster in my opinion. I do like the fact that Hussein is out of power and Iraq is free. But, it came at too high of a cost.
