It’s all doable, but you need to assume for the worst. Also - the whole doing business with friends can go the wrong way too. Keep it all in mind

Thank you, Mike! I hadn't thought of just how many disagreements there would be. The operating agreement will have to be watertight. Those are definitely some good things to think about... 

Hello! I've been a member of Bigger Pockets for a couple years but have been inactive for a while. I haven't done any deals yet but I plan to this summer/fall!  I live in Southside in Pittsburgh, PA. I'm wondering if anyone has had experience buying a property with friends and living with them. I've read a few articles and it seems possible - as long as you go to a real estate attorney and get a written agreement. Ideally we would live in one unit of a duplex/triplex/quad and rent out the others. I've rented with a few different roommates over the last few years so I'm at least comfortable with that. I know investing would be vastly different. Could anyone give some general advice on investing and living with friends and the pros/cons of this strategy?

@Joe Levdansky I've only just begun. I don't have any deals yet. I've had the pleasure of working with @Chris Pasternak. He's been an asset in my search for my first rental property. I haven't worked with any other investors in Pittsburgh yet, though I would like to.

@Kevin Albert, @Jacqueline Carrington, @Lawrence Ferguson, @Devin Woods I understand that it's a gamble, but how does the outlook of Southside contrast with that of Bloomfield/Garfield(considering their proximity to Lawrenceville and east liberty)? I currently rent in the middle of Southside, still about 12 blocks west of the Southside works though. I like this area for the quick bike ride or walk downtown to work, but I'm not sure if it will appreciate like the hotter areas. There doesn't seem to be as much construction. I don't know if there is any planned though.

Thank you, gentlemen! @Ian Hoover, I'm glad to hear you think Pittsburgh is great for buy and hold. That is my ideal strategy. @Michael Godwin, is it beneficial for long term investors if there is a lot of room in the city for further development? Sorry if that's a naive question, I just want to make sure I understand your post.
