Yes I know that, but for some states they have a bid process. I guess I could have ask whats your success rate with tax liens as the topic. 

Btw I see that your are from Indiana. Whats the process like out there when it comes to liens?

I know there are a few Tax Lien investors in the group, I am trying to see how many success stories are out there with investing in tax liens.

I haven't on here in a minute, I have been working on my tax lien list. But i decided to share this info with everyone. I found this funny that 2 very important teams in Maryland are unable to pay their tax's and they are worth Billions. No problem, then you give them the option that you will pay the 3 months for them moving into that place.

Yes..  You can invest a considerable amount of money preparing reports, plans and studies and they still can say no.  Especially if you have even 1 property owner in the area that objects to it.  They make you send out letters to all the property owners surrounding the property. I think it's within 1/2 mile.  You also have to post a sign and have several public hearings.  If one person shows up and objects expect a nightmare with the city and county. (Actually Bowie is easy it's PG county that is the nightmare) If 1 neighbor objects and brings up that they think your subdivision could increase traffic exception the board to make you pay $5,000 to $10,000 for a traffic study. We had neighbor that just wanted to cause trouble say she once found an old indian relics on the property and the county made us hire a company to determine that it wasn't an Indian burial ground.  Crazy. Basically you own 1 lot. It's a privilege not a right to be allowed to subdivide it.

 Oh wow, interesting story. The person selling the property lives on the other side of the property and the other side is surrounded by a subdivision.

 Wow, thats a lot of good info to start with. I will start with the zoning then probably come back to you with some more questions. How can they charge that much for an approval and not guarantee it? If they dont approve it, do they come back with a request that I would need to make X,Y,Z changes or is it an all out denied and that's it?

Very strange that they holding the approval letter hostage. Its best to get the owners out, they have too much emotional attachment to the house. If you can afford to give them 3 months rent for an apartment down the street, that may be a better option. So that you can get them out.

It pays to pay sometimes, less headache.

Does anyone have some tips for developing land in Bowie Maryland? I came across this opportunity and wanted to find out some good and bad when developing land.

Price 280k 

Acres 4 

There's a few development between the location. House prices in the area 400k - 490k

How do you evaluate the price of the land?
