Thanks everyone for your replies! I'm on it this morning. I'm going to look into the Medicaid thing to see if the state has placed a lien on it to payoff Medicaid. If so then I'll have to inform my sister who is currently living there that she is going to have to start paying rent or move so that I can get a renter in there to offset these expenses.

@John Rooster lets just say that this particular sibling has no idea what a tax lien certificate is and even if he did is too ignorant to do anything with it. I love you big bro! Lol! There's no lien on it yet though.

@Ibrahim Hughes yes property taxes. The home is worth about $40k and my older sister is living in it now. I am the sole beneficiary though. My intentions are to rent the home when she moves out. I haven't probated the will because of the tax liability. But I've decided to bite the bullet and pay for it. The way I look at it, it's like getting a home for $7k. One of my other siblings is actually responsible for this bill as he lived there with his family for 6 years and was supposed to pay the taxes and never did. I'm gonna go ahead and probate the will and get it deeded over to me so everything will be kosher when I apply for the HELOC.

Hello all. I'm looking for some advice as I am new to this investing thing. I inherited my dad's house 2 years ago and have not probated the will becAuse there is almost $7k in taxes owed on it. There is no mortgage owed on the property. It's a modest 2 bedroom wood framed house. I was thinking of taking out a HELOC at my credit union, pay off the taxes and perhaps use some of the proceeds to invest in another property. What do you guys think?

Hi guys. I have several motivated sellers that are heirs to properties that they have not probated and are still in the deceased's name. Can I purchase a property or put a property under contract that is in the name of a dead person or do I try to convince the heirs to probate the will?
