We own a VR in the pocono mountains in PA and it does well year round - our peak seasons are ski season (Christmas-March) and summer lake season (Memorial Day-Labor Day) but we also do very well with the off peak fall weekends and spring weekends.   

We are looking to pick up a few more VR's in areas that we want to visit personally with our family.   Thats the goal in the next few years.    I am also looking for suggestions for places that have good cash flow and rent year round.

As a realtor we HAVE to call back, and not just in general, but QUICKLY.. but a lot of Realtors are just lazy.  Maybe they arent full time, maybe this isnt their only source of income, who knows.. But I am always surpised when a client comes to me from another agent and I return calls very promptly and they say they didnt get that kind of service with their last realtor.  INSANE!   :(

@Jedd Braunwarth   It wasnt easy.. I went to a lot of investor group meetings locally, online forums such as this, and of course personal referrals/friends I had met during my own investments.   KW is great - I started out with re/max but definitely get a lot more knowledge and help with my career as a KW agent.   Why dont you email me and we can keep in touch, I can put you in touch with the broker in your area and reach out beforehand to introduce you when youre ready to get started!

I started out mostly focusing on investors, but lately the bulk of my business is referral residential buyers/sellers.   I have a solid core of investors who I work with often though.

Yes you can do this!  I've had clients do it.   Definitely talk to a 1031 specialist in your area to go over the details though.

I agree with this and I am an agent, haha!   There are VERY few of us who work with investors well and know what investors are looking for...  One of the main reasons I became an agent was because I realized I knew more than the agents who were helping me find my properties.
