Brandon, I think along those lines. It takes 5hrs 53 minutes to fly from Alabama to California, or just about anywhere else. I have property in both mentioned States. You could ask the boards if anyone is familuar with your target areas. I believe that virtually every state is participating in these forums.
I set up management in my original state and moved to the new area to get it up and running. Next move for us might be? Bought 17 SFH in Alabama in 2006-2007. So far so good.
I am not a bird-dog but if this is an area you are looking at PM me and I would be happy to talk.
P.S. I got some good advice from a huge buyer to stay out of Miss right now on most SFH purchases. DARN IT. I was looking in that direction. Commercial is okay.
Jason is right you can purchase with out having to travel. I did decide to do a final inspection with subject to clause prior to closing for my own peace of mind. Thats up to you. I found round trip tickets for $225. last month not a huge expence

You said it Loki. Believing in yourself is what makes dreams realities!

My biggest mistake was spending years as a property manager and never investing for myself. It's not like I didn't understand cash flow. I just worked hard to sucessfully increase others fortunes. I have to say that I learned alot and I truly worked for some great people. Now I work for myself and my partner. I love what I do and I learn more everyday.

Great to have you on board Travis. There sure are alot of CA members here. How is the Fresno market lately? Has it seen as sigificant a drop as the Sac area?

Thanks Mike, We don't have an REIA in this area yet. I did take your advice and called the few people that I know. Got some other names to call. One invester had his crew meet me at the property and they are willing to jump into the rehab if I want to fix. He has good buyers connections and already set up some shows I let you know how this unfolds.

Hi everyone, I have a house that I intended to rehabb. I let it sit to long. Now its been red tagged and I need to sell it fast. I was thinking of auctioning it. Have any of you tried this?
The numbers crunch for rental or flipper after repair. I just can't get it done at this time. Do any of you have any other good Ideas for a fast sale?
