I purchased a property from a land bank in Tennessee. I started the purchasing process April 3rd then it closed on June 22nd. They said I would get the deed in the mail within 6 to 8 weeks. It's week 9! I know it's not that late but I suddenly want to go to ministry school and need tuition in a few weeks. it's worth 8 thousand I'm going to try and sell it quickly at about 6 thousand. But I'm afraid to do that until I have the deed in hand. I keep checking the register of deeds website but It's so outdated. I know I've asked  a similar question about this before but I'm running out of time if I'm gonna sell it quick. 

I've called a title company they said they wouldn't pull title until I had an offer on the property. 

Also does anyone know. The county said I would have clear title but I hear they don't always know what that means. Just in case it doesn't someone said you don't have to do a quite title if you let it sit for 4 years. It looks like the tax sale was over 4 years ago and it been with the county that long. I'm just curious if that would clear  it or is that 4 year after I purchase it from the county.

 That is a great tip. I have never heard of that before... I'm wondering if there is a way to do research to find when one of these deeds has been filed. Then go hit up those houses.  Thanks for the idea.

I realize there's a risk but that's half the fun... and when it's 100s of dollars or even 1000s rather than 100s of 1000s of dollars it's not so scary!

Since I live in California I'm researching over the counter properties in other states where I have friends that will go do a drive by for me.  I just had a friend move to Virginia.  According to my research Virginia is a Tax deed state that sells over the counter.  When googling the counties near my friend i'm finding minimal information.  Most give no information about what happens to the properties that do not sell at auction.  A few county sites did say "properties that do not sell at auction transfer to the county".  I guess my question is what happened to them when they transfer to the county.  Any ideas on things to Google so I can dig a little deeper.  I have emailed some treasures and they just there are no auctions scheduled at this time.  Kind of annoying because I was asking about over the counter surplus properties that did not sell at auction not when is the next auction. 

I got lucky with one county in another state where the county website said they "do not sell properties over the counter".  Turns out the properties transfer to a 3rd party govn't agency called a land bank and then they are sold over the counter.  I was hopping this was a similar scenario but no such luck at least not yet.

 Hahaha ok! You got me that does sound stupid when you put it that way.  LOL!  I have read books cover to cover and I have a little experience. I'm at a point where I'm looking for specific things so I got the book as a reference in my attempt to figuring out something specific. So i admit i didnt read the whole thing but i like what i read I found it helpful and so far from what I've read I would recommend it.

I downloaded the audio book to listen too at work. So far I do like it.  I've only listened to 3 chapters.  I have a few different books by at least 5 different authors. I don't read them cover to cover. I just skip forward to the section I want to learn about.  I too am new and wanting to get started with little money so I don't waste my time on filling my head full of stuff I'm not ready for right now.  I'm trying to focus on a few strategies and learn all I can and go try those then expand and try new things. 

The problem I usually have is missing links in the process. Alot of books will give you an overview of what you can do going from A to Z. They tell you where you can go but not how to get there. I like this one in that I noticed right away that he did take the effort to break down some of the steps and try to paint a picture for you with the little stories. Plus its readable.  Well I wasn't reading it I was listening to it while doing my drafting job, yet even multitasking I was able to retain some of the info. 

I get multiple books and I think they are all worth it.  Some focus a little differently so you get the whole picture.  Some are on taking action and others are on how to but you'll never take action if you don't know how to. As a kid my brother and the other boys in my neighborhood would watch A-team and MacGyver because they realised that there was always component left out when they would construct their diversions and explosions. So if you wanted to learn to make a bomb you had to hope that MacGyver covered what A-team left out and Vise Versa. 

I think it depends what kind of personality you are compared to the authors writing style.  It may be a great book for some people while others don't like it that doesn't make it bad it just wasn't for them.  Like if your a Calculated person you're not going to want the hype books that seek to encourage and motivate you just want the Input.  Yet if your a timid person you may feel overwhelmed by to much information and the motivation may be what you need to get your breakthrough. So far I think it does a good job of giving information but I skipped the first few chapters that are generally take action overcome your fears type stuff because I just wanted more info.
