I am fairly new to this as well. I have been attending the webinars, listening to podcasts, and watching youtube. There are so many ways out there to learn that don't cost anything. Like going to you local REI (you can find them on meetup.com or by looking on facebook.). Let me know how your journey is going. Maybe we can help each other out.

@Shawn McClellan I was trying to shop around at local banks down here today, but I'm in New Orleans and it's Mardi Gras and everything is closed. I'll update on how things go tomorrow.

Hello everyone. I am new to the world of real estate, so of course I am used the tool for all ,Google. I came across www.dohardmoney.com. They claim to fund 100% of your deal up to 70% of the ARV.  They ask for a 3,000 down payment and the will give you access to 250k of funds as long as they meet their criteria. And will give you back all the money after your first successful flip besides a $650 origination fee. Has anyone else dealt with them before? I just want to make sure that this too good to be true opportunity isn't just that.

I found a great article from Nathan Brooks that helped a lot. It said all the things you guys are saying. I'm going to put a package together to walk around to all the local backs and email to the backs out of compute distance. I'll plan to do it tomorrow and update you guys on how it goes. I have been exploring Realeflow for the past few weeks and it seems to be very sound as a lead finding tool. I am thinking about upgrading to Leadpipes premium soon. Just trying to wrap my head around the price. All though I'm sure it will pay for itself, I am having a hard time selling it to my wife. I will let you know when I talk her into it.

I found 2 bedroom 1 bath cottage style house. It needs roughly about $1,200 worth of work (my newbie opinion). So lets just say $5,000 to be safe. The property would be an awesome acquisition. The problem is that no one will finance the property because it doesn't meet their minimum $75,000. Coming in at a whooping $20,000, and rent in the area for an apartment that size being $950 a month, you can see why I say this would be a great acquisition. If someone could please point me in the a direction that may be able to solve my problem, I would be eternally grateful.

Hello everyone. I recently came across a Duplex for sale at a reasonable price. Upon going to veiw the building I found that the seller was also parting with two other adjoining duplexes, all rented to long term tenants. With the shortest living there for five years. I immediately had the idea to package these buildings and do a long-term commercial loan paying 25 percent down. The problems that I are currently out of my realm of knowledge are: 1) all of her long-term tenants are living there month to month with no lease and paying $400 below market value for that area. 2) she doesn't have rent roles or payment and income statements available. And 3) I still have yet to met the seller or the sellers agent, it's been over 3 weeks. If anyone has come across any of these problems and can lead some advice it would be much appreciated. Hello everyone. I am just starting out in real estate investing. You know, reading every book I can get my hand on, attending seminars, and essentially looking for anyway that I can to succeed without going broke. While doing this I ran across a guy named Greg Clement. Of course during the webinar he's trying to sale me on getting a life time membership for $9995.99, with six months for free. I went to the website and found that the basic package was only $49 per month. My question is has anyone used the REALEFLOW program, if so have you had any success and would you recommend it to any new investors?
