Following the trends in Pilsen, There are some opportunities to get into REOs and multiunits, tough many are requiring 203k loans. There are small building projects around my 2 mile radius for new homes and shopping centers that are leading me to believe that the Mckinley Park crowd is moving westward and will hopefully see a millennial shift within the next 5 years...definitely work looking into as long as you were ready to rehab for buy and holds (small profit for flips)

Welcome @Myia D. is in and am learning a lot and meeting other investors in the area. My husband and I have met with a few mortgage lenders to see what our finances would allow us to pursue and I have gotten my real estate license to give me a bit of an edge in my market. Really the best thing you can do is get as much exposure in your chosen field as possible. My husband and I decided to focus multifamily units as our first step and are researching the steps towards getting our first one. Stay connected to Bigger Pockets and ask as many questions as you like. Looking forward to seeing how you progress!

Welcome @Nicholas Drez! I hae to agree that exposure with research will really help your learning curve in this field (though I am still very much in the learning and saving phase). I too would recommend @Account Closed's outing on Saturdays. We get to see properties in real phases in deals and rehab and talk to other prospective investors. Hope to see you some time!

Whew! you sound like my husband and I when we really started to pursue real estate. While you are studying @Cody May, I cannot stress enough how important it is to evaluate your budget and your savings plan. Living below your means to save for your future will definitely help figure out what path you want to take in your real estate career. It helped me to realize that I needed to focus on buy and holds for my start and I'm studying and getting to know like-minded people and it will definitely help you too.
