If you go to the county tax website, you can look up the addresses and it'll show you the owner's mailing address as well, and if they're behind in taxes.

but talking to a property manager will give you a better understanding for the demands of rentals and what area to look in.

Trulia gives crime rates for an area or address.  Tells you what the crimes were also.

you can find some online...but I had my RE lawyer write ours up.  What kind of contracts are you needing?  I heard the generic real estate contract is online.  For assignments you can find in the fileplace on BP as well.

@Andrew Michael, thanks!  So do you mean to just keep the leads from the previous list...but still no longer mail to them?

@Alex Hobbs, I plan on reaching out to them probably 4 times a year.  With the pre-foreclosures, I will hit up every month since those are more time-sensitive.  I heard someone say they had a lead finally contact them 2 years later!

@Isaac Antoine, we just started our first campaign.  I'm just curious if after I mail to them so many times, and I get a new list should I keep these ones, too, scratch them or continue mailing to them as well as the new list.

Hi,

I was wondering how often do you "refresh" your lists?  I'm doing equity, tax delinquent and pre-foreclosures.  Do you just keep mail to them so many times, then totally scratch that list and buy a brand new list to work from?
