There are some properties that just don't fit the wholesaling bill, such as luxury homes with nothing wrong with them in a hot market. The seller would be better off listing on MLS. Properties that require little to no repairs are tough because the seller doesn't see why they need to take a discount off market price, and to be frank they're right in thinking that way.

It sounds like this property doesn't need many repairs or if it does they won't be repairs that an end buyer would care about (new kitchen, flooring, new bathroom etc.) so it wouldn't make a good flip. It also seems like the price point may be a bit high for a rental in your area so it wouldn't make a good rental either. The seller knowing the approximate ARV of their home and wanting that leads me to say that the best course of action as painful as it may be is to move on to the next property.

 yeah i agree i was thinking the same thing not worth the time thanks for the advice.

Are there any necessary repairs? homeowner is stating no repairs so he says 

All these questions need answers before halfway decent guidance can be given, oh and also general location so local folks can chime in on what is normal for the market.

I have being going back and forth with this property owner for 2 weeks now he is looking to sale for 250,000 which is occupied by a tenant. The amount that he wants to sale for is not realistic his tenant is paying 1350 a month not sure what direction to go with this property and what to do but he is eager to sale.

Im skeptical on using different websites for leads, do you guys find any of them useful .I know most of them cost a fee but are they really useful as of now I do direct calling it works so far.

I am still a newbie and passionate about the business but Im having trouble actually landing deals. Im really looking to network with individuals in the Atlanta area and learn more information about the real estate business.Im a wholesaler but Im thinking about getting my license to get a better insight of both sides of the business not sure what to do at this point

I am new to the real estate society I've really been trying to find the right people to network with and I'm willing to pay to learn as much as I can.I have been trying to find leads through code violations but no results are there any more strategies that I need to know of?
