GOOD DEAL OR BAD DEAL WHOLESALE

I have being going back and forth with this property owner for 2 weeks now he is looking to sale for 250,000 which is occupied by a tenant. The amount that he wants to sale for is not realistic his tenant is paying 1350 a month not sure what direction to go with this property and what to do but he is eager to sale.

How long is the tenant's lease?

What is the market rent for the property?

What is the market value for the property?

Are there any necessary repairs?

All these questions need answers before halfway decent guidance can be given, oh and also general location so local folks can chime in on what is normal for the market.
