The tenant sends me a text when a repair is needed.  I google and make phone calls to schedule the work.   Works fine.  I've done the same in Prineville, OR, too.  That one I even renovated from afar!

I own property in Cross Lanes, WV, and have found managing it from Savannah has been a breeze.  I use Cozy.co to qualify tenants and collect rent.  Good luck!

You don't need a seller's disclosure statement, but it's a great idea to get one.  It will be helpful to you or the person who buys it to have the info contained in the disclosure.

I would just go in with my formula.  For example "I pay gross yearly rent x 6.  That's my formula."

Craigslist has a section for renting office space.  You might want to try that.  Good luck!

A lot of people base their decisions on fear.  Don't let that be you.  Yes, you can flip properties and hold rentals anywhere in the country, without ever seeing them.  Best of luck to you!

Hi Charlie.

It's easy to assign most contracts, but it sounds like you have found an REO. Bank-owned properties are typically not assignable. Here is a post you might find helpful.
