Just put a lockbox on - or have a locksmith do it if you're out of state - and when prospective tenants arrive at the house, they can text you for the code and check out your rental on their own.  (You can have them text you a photo of their driver's license if you are worried about anything.)

My new tenants asked if they could install a tv on the wall and I said "Sure, as long as you either leave the tv or repair / paint the wall when you move out."

Do not hesitate to evict these jerks! Just be aware that they will try to ruin the place on their way out.  I had tenants like that once who left the water running and flooded the entire downstairs of the house.  Angry tenants are no fun! Screen, screen, screen the next ones!

I don't, Bill. To me that smells of mortgage fraud.  Also, I like to keep things simple.  Just my personal opinion.

Class C, vouchers, non-paying tenants, unsafe - I say dump it.

You might want to send a police for a welfare check.  If the tenant is ok, google "magistrate court" "your city" to get instructions on how to evict. Follow the process exactly and start asap.  I've done it myself a couple times without a lawyer, but GA is pretty easy.  Some states are different.  Next time screen, screen, screen that tenant.  Good luck!
