I found a small foreclosed house in Savannah, GA for about 30 percent of retail. It is a solidly middle class neighborhood. My goal is to wholesale it. Will private lenders help a newbie?

you don't need a lender to wholesale it, that is the entire point of wholesaling.  Can you clarify?
