If you haven't already, I would recommend setting up a time to connect with both @Caleb Bryant and @Dave DeMarinis who are both invested in Huntsville and have good experience to share.  

I agree with @Cedric Van Duyn that the numbers presented seem liberal but may also reflective of new construction given that there are warranties.  Even so, erring on the conservative side is generally considered a best practice for underwriting.  

I would bump vacancy to at least 8% to represent one month out of the year.  I also didn't see any capex, pest control, or landscaping costs but perhaps the tenants are responsible for some of that.

I would echo @Mark Strobel and @Account Closed 's concerns.  One means of checking would be to ask some PMs on the ground what their thoughts are about managing the property.

Thanks for the poke.  We closed on a 12 plex in Huntsville and are implementing the stabilization plan.  Getting back on the hunt for the next deal here shortly.
