Right now it's more about the deal than the area, if that makes sense.  To put it another way, it takes hard work to get a good deal in Huntsville regardless of the area/class/strategy right now.  You're taking the right steps by flying out to the city and reaching out to other investors - good on you.  The next step will be to focus on building a team on the ground that can help you triangulate a deal among all the leads you'll be getting; however you end up getting them.

@Dave DeMarinis , as always, gave a great summary of the small MFH space in Huntsville.  Competition in MFH has been on a tear and is showing no signs of letting up.  Deals continue to close above asking and appraisal values lag the market in some cases.  These days it is key to have both trusted boots on the ground and the ability to move quickly when deals appear.

Another route that may be helpful would be to check with your PM if you're OOS.  They would have a good handle on the real-time condition vs rents question.  They may also have contacts with trusted realtors and contractors who can offer added value to you.
