@Miguel Matos

Hi Miguel Welcome to Bigger Pockets!

There are a number of ways to invest from Japan (or anywhere) and you've definitely taken the right first step by reaching out.  There are a number of expats living in Japan that are active on these forums and I would suggest connecting with some of them to hear their thoughts and experiences.

Here's a link to a simple search for 'Japan' on the site to get started with some leads.  You can do the same for Florida as well.

Best of luck!

@Alpesh Parmar

You should connect with @Zachary C. on BP.  He has a PM company and has been great for me.  His PM philosophy is aligned with investor interest.

I have also had a great experience with Rocket City Property Management.  They are bigger and operate in different niches.

PM me if you would like contact info.

Best of luck!

@David Pere

Thanks for the response.  I had been looking for someone local for 2018 and ended up going with a remote CPA.  Good to learn of other options in the islands.

@Chris Erato

The instrument you are looking for is a quitclaim deed.  Do a search on BP and many discussions will come up.  Here's a couple that may help:

@Eryka Santoyo

Welcome to BP!

I also have some partner recommendations in the area who take investors around town.

You can also connect with @Zachary C. who runs his own PM company and has been excellent for me.

Best of luck!

@Daniel Kong

You can have a bank account in the state of your property/LLC. Opening an account in Hawaii will require you to register your Indiana LLC in Hawaii and incur the costs for both Indiana and Hawaii which can be nominal depending on your future plans.

One potential upside is that, being in Hawaii, you may have better connections to local banks in the islands.    On the other hand, as @Patrick Liska alluded to, establishing local relationships in Indiana could also be beneficial for the future.

Of course, it is always prudent to confer with your professional partners when traversing state lines (CPA, attorney, etc).

Congrats on the purchase!

@Alan Davidson

Echoing what those above have said.  In my experience it is by the street in Huntsville and even then, with all the investment going on in the city, it can be lot by lot.

Having good partners on the ground is key.

Best of luck!
