Hi James! Welcome to Bigger Pockets and congrats on starting on your adventure. I would definitely recommend starting with a few small projects before embarking on a larger deal. Maybe a couple duplexes, buying your own home instead of renting, trying out Short term rentals. In my opinion, if you don’t have any experience or a large amount of cash, you don’t bring much to the table on a partnership for a larger deal. Would be happy to chat with you more. I live in Cypress, Ca just a few minutes from Long Beach and am very familiar with this area.

Hello Will. I have investments in Loma Linda and Redlands and have found them to get better cap rates than closer to DTLA. I have worked with several investors looking in San Bernardino and they have found good cap rates there. Loma Linda has a high demand for rentals with the hospital and university there.

Curtis-I am so sorry to hear about your friends situation. Since everything is in the family members name, they technically have no ownership of the property. I would strongly recommend that your friend negotiate with the sister to get all of their money out of the property during the sale and the sister can keep the rest. That’s probably the best they can do. Since California has such strong tenant favored laws, they can cause your sister a big headache trying to get them out, ruin her credit ect. She might be willing to negotiate her terms in exchange for a quick sale and no legal issues. Going to court is very costly for both parties.

Hi Matt. I have worked with cities a lot in the past. Is there an R2 zone near your house? If not, no way will they rezone just your lot so you can build a duplex. You would be better off flipping the SFR you have and purchasing a under developed house that is already in an R2 zone.
