Thank you @Brian Cauldwell. Do you think that some of those comps will be useful due to them being sold in a mt lookout and not in the east end? that is where i'm having the  most trouble since they are in the same zip code but to different part of the zipcode

I am having trouble calculating the arv for a duplex 261 worth street, 45226.   There are home that sold in the last 6 months across a major road that sold for350K-450K.   A year and a half ago a duplex sold for 250K a couple houses down. A 2 bed 1 bath house 1,000sqft sold in november last year for 192K.  The home is listeed for 100k and need 80-100k in reno.  Can anyone help me?

For the full time w-2 do i just need the letter sayin gi have the job or do  i need to be working there for i.e. for 2 months

I am ready to buy my first rental property but when i tried applying for a loan they said i wouldnt qualify due to being a 1099 contractor for only a year(I was w2 for the 6years before i started my own venture with 1099 employment). I am posting here to see if there is another loan product that is similar to the fha or 5%down multi family products that dowsnt look at emplyment history.

hello i am looking to buy a property the first floor is a bar and the second is a big open ball room that can stay as is for event space or be converted to multi fam. i was wondering if there is a way to get a loan with a low downpayment to renovate it
