@Account Closed thank you for your best wishes. You seem to be positioned in the epicentre. I am bullish on the region. 

The fundamentals lend themselves to a good run over the next few years. It's particularly comforting to see investors (unlike pre-08) putting up decent amount of equity in the deals. I have heard from several sources that New Build inventory has suffered over the past few years, so demand must be hot.

Are you working on a specific new build projects at the moment?

@Mark Rauch As a UK based Central/Northern Florida RE investor, I share everyone's point of view. You might want to consider using industry software (of which there many good suppliers) to somewhat automise the flow of information, reporting, team collaboration and project management. I have found that if members of your team (up and down the vertical) put skin in the game, then interest are better aligned. If that's not possible, the consider designing performance related remuneration.

I hear the market in Tampa is heated. Low inventory coupled with high demand from investors in recent years has driven up prices. No doubt there deals in every market immaterial. Would love to hear your thoughts. Perhaps we might migrate to email moving forward.

@Kevin Polite I hadn't realised that Realtor.com was 1st to market and failed to capitalise on the opportunity. Thanks for teaching me a new piece of info...It makes sense. Timing is key. Often 1st to market is not a guarantee, and early leaders come over the top to win. Prime example being the iPod. There were lots of MP3 players, but Apple came to market and the rest is history....

Kevin Polite I presume Zillow's strategy is to disrupt this space and thereby ultimately lessen MLS grip on the RE market. No doubt this will close some doors for current incumbents, but will open up new opportunities for this capable of adapting...

Hello Everyone,

A privilege to be a new member of the BP community. It's wonderful to see such widespread camaraderie in this space.

The world of real estate, on this side of the pond, is much more adversarial (your gain is my loss!), and consequently far less transparent. I relish the prospect of getting my teeth stuck in this new world.

Although, I am a fairly experienced and established RE investor/developer in the UK, I am in many respects a newbie in your market, currently with one SFR New Build under my belt. As with any business I have defined fairly detailed criteria, vision and theme for the next 3 years. However, I remain open to re-writing the investment game plan once I have done a few more projects and assimilated new information.

Initial, aim is to invest and grow in the SFR F&F in Central and Northern Florida market with a target to turn around 20 projects by Q4 2019.

I am enormously excited to ride this mouthwatering new adventure. No doubt I will take a few hard knocks along the way, which I will share with you for advice.

Anyway I shan't take up anymore airtime. 

Grateful to the BP community and glad to play a small role.
