Is there a good way of grading a neighborhood for buying long term rentals when you live out of state ? any websites or strategies would be a great help.

I'm looking for advice on Investment financing i have the capitol to pay cash for a property but my capitol wont last long doing that and i find my self a little credit challenged at the moment so i'm working on cleaning up my credit more, and building my business credit also, are there any lenders out there that will work around this or are there any strategies i can incorporate.

Thanks Curt that's exactly what i'm looking to do is work with turn key investments just want to make sure i buy the right ones and its hard to do 2000 miles away. I would love to meet with you in may give me some more information please.

I am looking to diversify and move in to other buy and hold markets and one of those markets is Memphis Tn can anyone shed some light on the Memphis market in general and where to invest at i have some great leads and just want to make sure the due diligence is done.

I have a deal in Houston Tx and i am in need of private or hard money, Terms are negotiable as i would need lender to be a bit flexible. I have fully paid for rental in So Cal that i am rehabbing for sale now and this new deal came up in Houston. So i have plenty of collateral and within next 2 months the rental will be sold so anyone out there willing to get creative hit me up please.
