I am looking to diversify and move in to other buy and hold markets and one of those markets is Memphis Tn can anyone shed some light on the Memphis market in general and where to invest at i have some great leads and just want to make sure the due diligence is done.

Are you looking to work with a TK provider here or plan to do it on your own?

Call me a little biased but Memphis is still one of the top markets in the country to invest in, mostly for cash flow.  This market will be strong long after other markets have been hot and then cooled down.  

You really need to know the areas where you plan on buying.  I think most importantly you need solid property management.
