The duplexes will appraise for ~$550k and I'm looking for a lender to provide a 75% LTV mortgage with no prepayment penalties. Any suggestions for who will provide a competitive offer?

That is true. Most investors are refinancing early. We have a 30 day seasoning period and you can refi. We also offer our clients 75% ARV financing on rehab loans to cover the purchase and rehab 100% with no down payment. This allows investors to acquire the properties with little as 5% down which is ONLY closing costs and 2 months of mortgage prepayment. That is how investors are acquiring more doors per year.

Are their options for pulling out funds from a rental property with solid equity and rent history without refinancing? I have several properties that I would like to pull funds from to use towards another investment, but the interest rates are so good that I would hate to refinance.
