@Dan Handford lol I'm sorry that number was way off. It's actually 39% CoC minus the debt service and expenses.

@Dan Handford I don’t want to sell it as it’s giving me 69% cash on cash return.

I have a 4 unit investment property that cashflows handsomely. I want to refinance and cashout the initial investment capital to redeploy it elsewhere. However if i do this my monthly debt service is going to go up. A friend suggested that I takeout a line of credit instead of a Refinance. This way I won’t have to pay closing cost and my payments remain the same. I would only deploy the line of credit money towards new investment. What’s are your thoughts?

@Dave Foster So we found the property we’re exchanging for. Seller is willing to do the exchange and the difference I would pay him with cash so there won’t be a mortgage on the purchase property. It’s also a triple decker fully occupied.

Could I then use “Delayed financing exemption” to recapture Most of the Capital? Or would I have to season it 6-12months before I can refinance?

Hello All,

We’re going to sell our triple decker in Rhode Island this year and would like to do a 1031 exchange. Can someone explain how the process work step by step. Thank you very much
