@Corbett Brasington Realtors don't need to be involved in an off-market deal. The title company does all the legal work and can make sure your contract is solid. As a realtor myself, the only time I'm involved in my clients off-market deals is if I brought the deal to them or they are out-of-state and need help getting the deal done.

@William Christopher West a buyers list is the least of your worries starting out. You just need to start marketing as much as possible. If you lock up a good deal, there are plenty of other wholesalers who can JV the deal with you to help get it sold. There are a few good Louisville investment Facebook groups that you can post deals in and there will be plenty of buyers. You can also scoop up tons of emails from buyers in these groups as well

@Kevin Reinell in reality, most of the sellers I work with are not sophisticated sellers like you would find with investors. I very rarely, if ever, get asked for a proof of funds. And if in the rare case I do, I have a hard money lender I have a good relationship with that will give me a proof of funds letter. Getting a proof of funds letter does not require you to go through with the loan.

@Jeffrey Evans yes most banks require a seasoning period that can be up to 6 months. But i have found banks that dont require a seasoning period at all if the loan is under an LLC. Call around to all your local banks. You should be able to find another lender who is willing to work with you.

@Jairus Wilder Congrats on getting ready to take the leap! I wish I had started at 21. I don't invest in NKY/Cinci yet but I plan to in the future. You are right, it is a great market. My advice, make sure and find a good contractor if you plan on rehabbing and a good handyman that can make quick repairs for your tenants. Also, make sure and go to every meetup that you can. Network all the time so you can meet other successful investors and learn from them.
