Louisville has always had clean water. The best Tap water around. Good thing for natural limestone filtration.

@Eddie L. pretty much the higher crime, lower income, and low appreciation zip codes are 40210, 40211, and 40212. There are still plenty of people who invest there and do well. You can cashflow really well in those areas but id say C minus to D class area. Lots of opportunity. I'm a investor and realtor here in Louisville. Let me know if you need help with anything!

@Paul Clements if the property you are buying is a great deal then maybe suck it up on this one and pay the extra 0.5% just to be able to move forward. But saying that, the 1k admin fee is insane, whatever brokerage that is, is robing their agents. I'm with EXP and its only $250. You need to find a new realtor, more specifically an investor friendly realtor. An investor friendly realtor will understand they aren't always going to make great commission on a deal since some investment properties are cheap. They also wont nickel and dime you since their goal should be to keep you as a recurring client. If you go to your local meetups or local investor facebook pages you should be able to find a realtor to work with.

@Peri Eryigit I have a few mid term rentals in Old Louisville. They stay booked with traveling nurses, traveling business people, digital nomads, etc. I love it. You get much higher rent and a much higher quality tenant.

@Alex Deters skiptrace the address to get their phone numbers. Or use the Deal Machine app (super easy). Then i prefer to text first, then call if they don't respond. I seem to find a text is less invasive and i get more responses to texts then calls.

@Bobby Burns yes this is true unfortunately. Have an attorney file the eviction asap. I am assuming you are self-managing?

Another option is offer the squatter money to get out. Works sometimes.
