@John Anderson when I was starting out, I always had a contractor walk through before closing. Its very difficult to estimate rehab until you've done a bunch of projects. If you can't find any contractors to work with you yet since you're new, I have used home inspectors (paid for the service) to go do an inspections and I tell them to give me the most brutal inspection report possible. Then you can take the report and pictures to a contractor and try to get some bids. Crawlspace/foundation, roof, and mechanicals are usually my most expensive items to look for

@Dennis Maynard Gatlinburg, TN. its a super hot market right now. Investors are seeing insane returns on their short term rentals. In this part of the country Gatlinburg has been a top 10 vacation spot for 30 years.

1. Louisville, KY 0- its my home market. Very affordable living, good rental market, and a growing population. 

2. Gatlinburg - I want to buy a STR cabin. Its an established vacation market.

3. Cincinnati, OH - very similar market to Louisville. plenty of opportunity for rentals, flips, and multi-family. Affordable.
