@Ryan Landis Thanks for the info! My family owns a couple of properties in San Mateo and we're currently renewing our fire and earthquake insurance policies. The one is a residential property, a triplex, and my insurance broker and I calculated we were paying insurance on the basis of $190 / sq. ft for reconstruction. We've been paying much less for our other property (a mixed use building), on the basis of $120 / sq. ft. It's possible my father determined these rates a long time ago and never updated. But it's definitely time to update.

Hi all,

So I have a tenant who's renting our condo month-to-month. He's mostly late in paying the rent, emotionally unstable and troubling the neighbors, has caused damage in the property, etc. It's time to evict him.

My property manager has sent an eviction notice via certified mail and he's avoided it. How can we make sure that he gets the notice so that we can get the 60 day period started? 

I thought about telling my property manager to just post the notice on his door, take a photo with a time/date stamp on it. But I don't know if that would hold in court. 

Any thoughts, ideas, or advice?

Hi all,

I'm helping my parents to draw up a new lease for an existing commercial tenant of ours as his lease ends at the end of the month. The unit is in a mixed residential and commercial building in California. 

Would it be reasonable to require the tenant to pay a share of the building's fire and earthquake insurance?

Very impressive! I keep thinking that in order to get into rehabbing, I'm going to have to look at properties out of state. But I haven't searched yet. This is just based on what everyone says. What areas have you been rehabbing in?

Speaking of flipping, I keep hearing that the market in SoCal is saturated with investors who want to flip and that its become very difficult to find rehab properties. Any thoughts?
