@Joel Owens All very educational! Thanks for the insight. But, I'm assuming that non-recourse loans only apply to commercial properties, correct?

@Dave Foster That's very helpful! I'm going to have to do some more research about reverse exchanges to see if it would work in our favor. But it sounds like it would.

@Joel Owens We're expecting our current property to sell somewhere between $2-2.5 million and it's fully paid off. We think that, in order to make maximize depreciation, that we should be looking for something in the $4-5 million range. What exactly do you mean by wanting recourse against the property? I think one of the things we would like before taking any steps is, as you said, to see what's available in the market. We've had this property for a long time and we're just not willing to sell if we don't know for sure that there are some good properties out there in exchange.

@Wayne BrooksThanks for your insight. I guess another concern is being able to find another property in the span of 45 days if ours does get sold. 

@Skyler Smith Thanks for the advice. We haven't thought of borrowing against the property because we need to get rid of it as it's depreciation has run out. Keeping it will only add more to the amount we pay in taxes, which has increased significantly over the past year.

Hi,

My family's had this building in San Mateo, CA for over 30 years now. It has 5 residential units, 2 commercial units, as well as 3 office spaces. We're wanting to exchange it for a bigger property (ours has been fully paid off) since its depreciation has run out. 

I'm talking to a broker who says that we need to list the property first for him to seriously start searching for potential exchanges. I worry that if we list it and it remains listed for a long time, that potential buyers might think that there's something wrong with it, perhaps decreasing its value. I've never done such an exchange before, and so I'm wondering if anyone would have any pointers or if there's any good literature out there for me to read.

Hi everyone,

My name is Khal Seirafi and a friend referred me to this site. I'm super excited about learning more about real estate investment and property management! 

A little about my background. I've dabbled in the legal and non-profit fields for some time, but back in school for a computer science degree. Real estate-wise, I've been assisting my family in managing their properties (a residential/commercial building and a triplex, both in San Mateo, CA). In January of this year, I bought my first condo in Long Beach, CA. But, I feel that there's a ton of things I need to learn before I can really know if my investment will be a successful one. My goal is to buy large multi-family properties and I'd love to learn as much as I can from the wealth of knowledge you all have!
