Hello BP Nation. I’m currently looking to work on my first rehab project and I have some question I know someone has experience with. There a apartment building on my mother property that hasn’t been Occupied in some time. Jus been sitting. So my thought is to get in there rehab it and rent it out. How do I go about getting it up to code? Do I get an inspector in there to see what has to be done or just an general contractor?? I want some type of idea what need to be brought up to code and fixed or replaced...

Hello BP nation. I’m fighting over a decision. My family member presented me with an opportunity. They currently own a 5 br/2ba house in which they rent out but on the same property they have an apartment building in the back 2 br/1ba and on the top level n probably can turn the bottom level Into 1br/1ba. They dont want anythIng for the apartment. They Jus dont have the money to work on It and It been empty for years so more of a headache having It back there fOr them. The neighbor has the same setup on the property and rents out the back apartment for 850 top level. So my question is how can I protect myself if I do take charge of the apartment in the back. Like can they sell the back apartment to me or make up some type of agreement to myself n family??!! Any information would be greatly appreciated...

Hello BP Nation. Looking for some advice I have an opportunity to buy 5br 1 bath house with 1br/1bath with a barge along wit an efficiency in a separate building on the same property. Guy willing to sale for me for 100,000. Both rents out for a total of 2,050 (1200 for 5br n 850 for the other building). My worries comes to play cause I jus brought my house last yrs with a fha loan. Is there any way I can finance the second property for less than 20% down?! I really don’t wanna throw everything I have into this property alone. Plus Owner won’t do seller financing due to the fact he worried about never getting his money after 2 or how ever many years basically the person just collecting rent for that time n not buying him out. Any advice would greatly help
