Same situation here.  ABC has been terrible.  I found SlateHouse Group at the recent MidAtlantic RE Investor's summit.  They have lower rates and seems have good referrals, although they are new in Philly.  I was thinking of jumping ship due to ABC's terrible management and now trying to decide is I should stay with Anchor or move to SlateHouse now.  BOTH of my Philly properties are facing evictions.  (Anchor seems to have bad terrible reviews from tenants on Yelp)

Hi.  I have a potential deal in NW Philadelphia.  To complete the deal I need to estimate the value (rent and sale) of a property post-rehab.  An appraiser will not be able to estimate an unfinished property.  The deal is with a turn key developer and I would have no need for an agent other than the re-selling, which may be years down the road.   Would an agent be willing to work with me on this even though I dont have a potential commission to offer?  Should I offer hourly pay? Should I try to work them into the deal?

I want an estimate I can trust so I want to be forthcoming and try to compensate the agent as fairly as possible.

Hello All,

Kevin here from Brooklyn, NY.  I have one deal done, thanks in part to BP!  Looking to get back in the game.  I did a deal with a turn-key developer I found by networking here on BP.  Small single family in West Philadelphia.  I invested around $20k and make $1000 per month less expenses and financing.  So far so good.  I am looking for a second and will undergo a riskier but hopefully more profitable process.

I listened to a podcast a while back and cant seem to relocate it.  I went through the list a few times.. maybe it was removed.  Anyway the guest was a Financial Planner and the topic was purchasing properties with all cash.  He also spoke on the topic of annuities.  The speaker was very knowledgeable and I am interested in contacting him to perhaps help me with financial planning.  Can anyone help me track him or that podcast down?

I have purchased CFFU mostly because of the lengthy podcast between Josh, Brandon and Ben. I liked Ben's perspective and found the whole conversation very educational.

As already stated, Ben gives a very good overview of basic real estate finance and why he believes it is a superior means of investment. Certainly its nothing new or info that you cant find on your own, however he puts it together in a nice audio package and explains it in a clear and simple manner. You can tell he is meticulous tries to cover every angle. He is also very forthcoming about what his opinions are and why they work for him (and might not work for you). As a newbie I read a few books and had some basic knowledge but it is always good to get different angles, especially from someone who is actually doing it. I listened to it at work so I found the audio format very useful.

The final part Ben gets into his specialty, which is creative financing. I havent gotten too deep into this because I realized this approach is probably not going to be the best for my personal situation, although it is good to learn because you will be a wiser investor if you understand the variety of options available to you.

Unfortunately, its hard to put a price on a product like this because there is not much that I know of out there that I could compare it to. That being said it was well worth it for me because it moved my understanding of the subject ahead quickly. Also the amount of time and energy Ben put into this is well beyond $300 worth. It really is well thought out and professionally done.

PS I did have a few follow-up questions for Ben and he was quick to answer. His passion for the subject is apparent and he seems happy to share his knowledge.

PPS There are no gimmicks or get rich quick schemes or fancy systems - its really just straight information and insight, so I wouldnt consider this a "guru" product IMO
