@Mike Dymski She has been there for about a year and a half, pays on time, keeps the house clean, takes care of the yard, and doesn’t complain unless it’s a legitimate issue. This is the first issue I have had with her.

@Theresa Harris the yard is fully fenced in. I just emailed my agent to see if it is covered and what cost impacts this may have.

@John Teachout I will send an email to my insurance agent to get the increase. The yard is fenced in. I will be sending a letter with a lease addendum for the increased amount and stipulations for repairing the yard.

Hello everyone. I have a good tenant that I do not want to kick out that recently put in an above ground pool without my prior consent. I found this out today when I showed up to take care of some maintenance items.

The pool is done well with edged gravel around it. I see this as a sign that she wants to stay a while. She is currently month to month after her first year ended. I would like to get her back on a long term lease. My question is what paperwork or lease amendment do I need to get signed to cover my liability?

@Josh Blakey There are parts of town that you can find a house in your range that cash flows. What level of property are you looking for and are you willing to rehab? As mentioned previously don't spend every dime on the purchase as reserves are a must. I would suggest attending some REIA meetings and networking. Have you lived in INDIANAPOLIS long?

I have lived around Indy nearly my entire life and there are nice pockets and back pockets in just about every zip code around town making buying decisions hyper local.

I currently have two rentals in 46219 that are performing well and am looking to acquire a few more this year.

 Some REIAs do have a membership fee, but INREIA does not. You can just show up and take in the information and network.

You are in the right place. I too learned the vast majority of my real estate knowledge though bigger pockets podcasts, forums, and books. Currently have two doors with two more set to close in the coming weeks. Are you looking for more turnkey properties or for rehabs? All three of the markets you mentioned have great opportunity. I would also suggest attending the REIA meetings. I have been attending the INREIA which is more information driven than pitching products and services. Best of luck on the adventure!

I have used IronGate Inspection Services. The report was very thorough and reasonably priced. Would definitely recommend them.
