@Trenton Miller That’s my sense but I’m looking at all angles; partnering, leveraging capitol, modified house hacks and even out of state. Hopefully BP educated and inspires accordingly

@Twana Rasoul I own a primary residence already and married with two kids and soon to be one on the way so it would have to be an ideal multi-family setup. Definitely thinking Single family with an accessory dwelling unit may be an option though

I stumbled on Bigger Pockets about a week ago and love the podcast and material. Feel like I’m scratching the surface. California has allowed for adding Affordable Dwelling Units (Granny Flats, Mother-in-law, guest house) to be placed on property of Single Family Homes. Does anyone have experience adding a ADU to a property as a rental for generating cashflow as well as increasing equity? Pros vs Cons? Affordability?

I’m a LEO in San Diego County. Own a home that I can pull $50K out of which doesn’t seem to be enough to break into this market. Not sure I’m comfortable for a first time investment going out of state. I’m thinking partnering is the best bet.Suggestions?
