@Andy Thramer @Jake Roland that’s exactly how it works, FSBOs and “flat fee” broker sales are down almost 10% in our market because they just don’t sell and end up listing with an agent anyway after being on the market for months. I always do my best to explain the value I bring.

I have been to a few REIA meetings now and it's incredibly helpful and motivating to network with like minded people. This coming meeting's topic is multifamily properties (5+ units).

oh my math was horribly off! You could barely get a $900,000 property, buuut your roi would be far better regardless.

With this same amount of money down, you could buy a 3million dollar property with around 30 units and make a second salary off of it.

As a beginner to all of this I feel like I have many hundreds of questions and that I dont even know what questions I need to ask. but the thing I have learned specifically from being a mechanic is that 1: your teacher isnt going to want to answer every stupid little question you come up with because 2: the majority of the questions you have can be answered through problem solving and heavy, extensive research. Asking to piggy back on someone else is asking for a free lunch and actually semi unethical. The internet has enough inforation in it that you only need a mentor as a guide through the easy to miss details and the rough patches WHEN YOU HAVE A DEAL ALREADY. I try to always think about my questions really hard before I ask them to see if I cant answer them myself.

This has more to do with business than real Estate but if I am starting an LLC and I am registering the name, and I am also moving, but have not closed yet, how easy is it to switch addresses? Should I wait to register until I have closed on the property?

Omaha, Nebraska is a hot market. Just keep following the mantra prepare for the worst hope for the best. Always be prepared for a bubble collapse but when everyone else is pulling out, work your plan like it isn't the end of the world.
