Hannah, I just had someone request information on one of my listings saying they represent a corporate housing firm. I have never looked into this. Can you share them things you have learned and if you have gotten any properties to specifically serve this purpose? Have you determined how you would set a tenant criteria for a company that is looking to sign a lease for corporate housing?

I have a SFR listed for rent and someone contacted me about it and I'm not sure if it's real or if it is, how to qualify them. They claim to be from a "well established corporate housing firm from Dallas" looking to sign 1-2 year leases for units in my market. They also said their website is "under construction". I responded back asking for their company name and if they had any questions. Does this sound legit to you? Does anyone have experience renting to corporate tenants? If they are legit, how would I even set a criteria for them?

The topic of transferring your property to an LLC is always talked about but rarely is it discussed about the bank calling the due on sale clause. So say you decide transferring to the LLC is what you want to do, what's the back up plan if the bank calls it? Shouldn't that be taken into consideration just as much as the potential "protection" you could get from the LLC?

You should absolutely get landlord insurance! You need to protect yourself from tenants and like others have already mentioned, the bank will likely require it for a mortgage.

@Corrie Winter from what I have read in the past, it seems like umbrella insurance is the way to go if you only have a few properties. Based on the info and opinions I have found, this is the route that I plan on going on as well. $1 million umbrella policy to back up my other insurance (home, landlord, card) as extra coverage for my 2 rentals, 1 primary, and liquid assets.

Is there any way one can get a lender to allow you to transfer the deed to your LLC with calling the due on sale clause?
