Hello! I need recommendations for an Electrician to replace the exterior main panel on a home I will be closing on soon. Current panel box has no main disconnect and needs to be updated to one that does. Thanks!

I will be closing on a SFR soon. What kind of tax strategies should I look into and learn more about? Also, any CPA recommendations and/or tips on keeping track of expenses/documents?

@P.J. Bremner, I am about to close on a primary residence (SFR) that I will be house hacking. Do you see your CPA being one that may be a right fit for me even if I don't have multiple properties yet? If not, what do you think are some key things I should look for in a CPA for my situation (aside from being real estate savvy)?

I know it's a loaded question and will probably be pretty general. Just trying to find the right starting point. Thanks!

 I am glad to see you are being so cautious with screening. It is the most important part of landlording! Your prescreening along with a background, credit, and eviction report should minimize your risk of a nightmare tenant. Don't forget to call previous landlords and call for employment verification as well!

 Excellent idea! I've always believed that seeing how one takes care of their car is a good indication of their character. After all, a vehicle is USUALLY one the largest purchase a person makes aside from a house. My opinion though...

@Michael N., when using a month to month lease, what kind of verbiage do you have in there to have the contract carry on month to month without having to resign a new lease every time?

Something along the lines of "This is a month to month lease agreement set to renew automatically at the 1st of every month. Tenant must provide a written minimum 30 day move out notice in order to terminate this agreement" ?
