I have properties held in my sole name that I want to contribute to an LLC owned jointly with my spouse without tripping transfer taxes in Nevada. Does anyone have a recommendation for a real estate attorney familiar with Nevada law?

The stairs are definitely staying.  Just trying to decide on the treatment.  Painting, with a non slip coating is an interesting idea.

I am buying a place with old carpet wrapped around metal stairs.  The metal is in good shape, secure and no wobble.  I am doing laminate/vinyl throughout the rest of the place, just not sure what to do with the stairs.

Ok, I am married to an accountant.  Sometimes a "quick question" can mean 2-3 hours to get the right answer.  BUT a good accountant would be up front about the time involved in answering something and if there would be a fee tacked on for it.  

I've heard the phone calls with "just a quick question" take nearly an hour to get all the needed information.

I just paid $300 for an inspection.  He took 2 hours, took almost 400 pictures including thermal, and water detection.  Extremely thorough.  I feel like I got a great value.  All that to say, it all depends on the service offered.  $470 may be high, but if he catches what others miss, it is worth it.

Reading through the Bigger pocket books, the company Cozy came up.  I haven't used them personally yet as I am in the same boats you with first time everything.  But as soon as I am ready for the first tenants then I will give Cozy a chance.

A house I'm trying to get into to evaluate for investment has an antique bar, or at least late 50s era one.  Not sure of its functionality, but I was thinking of turning it into a tech center with USB, outlets and much better lighting.

on a budget, what would you rehab this corner into? Or would you leave it for the character?

And yes the collection of bottles would be moved before renters came in

Does anyone know how this eviction ban effects purchase of NEW property.  If I buy a duplex to be an owner occupied residence but there is a tenant in each side, that means I would have to evict one of them in order to make the purchase.  Does this ban make kicking one out an impossibility?

Only work around I could see is rolling into the loan whatever is needed to move the person out, like offering to pay the security deposit or first month rent at a new place they find.

I requested to walk thru a house in my area that I am interest in.  This is the response my realtor got.  "Home has had the same renter for 2 years. Rent is $800 a month, with a month-to-month contracr. Zillow says $189,000. Pricing to sell at $124,900. Home had new roof installed in 2017 and a new air conditioner 2014. Politely, NO Show and NO inspections or site visits due to COVID-moratorium. Per Seller, home is "good condition."

my thought is they really dont want to sell, or there is massive issues they dont want to disclose. 

so why do I still consider it?

Disclaimer:  This is the Vegas area

Been spending a LOT of time (seriously, I may be addicted) looking at houses on several different sites and I am seeing more converted garages than I would have thought.  People turning it into a larger room.  I always thought this would do nothing but HURT property value.  Am I wrong in this assumption?

I ask because there ARE a few homes I am thinking of looking more into with no garage any more.
