I would say its pretty uncommon. Typically, if I have an owner sell a home in the middle of our contract I simply void the contract and move on.

 Im going to respectfully disagree with you. I manage hundreds of units, when it comes to electrical upgrades there are few electricians I trust. I would prefer to wait on a great contractor as apposed to the guy sitting at home waiting for his phone to ring. 

To the OP, I am a property manager and have owners text me. I am old fashioned and prefer to pick up the phone and have a conversation. I would try that. If the agent doesn't respond go to their broker and express your concern. In property management, communication is the most crucial part 

You can get an amana electric range for $550, we have hundreds of them and they stand up well. 

Did they make an attempt to repair the fridge? I live in a rather expensive area and most of the appliance companies charge $120 to diagnose. 

LLC, no question about it.

If you have a copy of your loan documents you may want to read them (yes all of it), lots of lenders have a clause within their loan docs that they can "call the loan" meaning if the property is transferred to an LLC or someone else they can require you to pay the loan in full.

Everything about this screams discrimination lawsuit. Yes, everyone uses MLS (because it works)

In CA, most agencies charge 25%-35% of the first months rent to lease a property then 8-10% per month.

Hi kevin. Selling the house was a plan, but with 60k in debt over it, selling at even 25k without a heating system isnt goong to help me get dents under control. The bankruptcy will clear all of it and i can start fresh. 

As mentioned, an attorney is most likely going to be your answer. Or, instead of filing BK, why not offer the property up to an investor on this site? Someone with more experience maybe interested in buying the property even with the current troubles. This would hopefully keep you out of BK and you wont have to deal with the eviction either.
