Hey @Chris T. I will be paying cash, purchasing it through my LLC. I set up the LLC while I was still mailing just so if something came quick it was done. I am getting a copy of the New York real estate contract from my attorney now. Thank you @Charlie John for the advice.  Do you have any tips for proving to the seller that their home is worth selling below market?  I have used ideas from Michael Quarles podcast (episode 77) and they have worked great!

Hello BP community,

I have recently been receiving phone calls from the mailers that I have been sending out consistently for about 3 months.  One of the leads is a very motivated seller who is looking to move in the next 2 months.  I have already met the owner at their house and did a walk through with them.  I am a builder so I know how much it will cost for me to get this house ready to sell.  At this point I just need to put my offer in writing and present the seller with a contract.  I'm in need of ideas for what to include in the contract and the best way to present the contract to the seller.  Thanks!

@Alex Franks Hey thanks for the reply!  As for building up here on Long Island the square foot price really varies.  The majority of homes we build are high end custom homes so usually our building per square foot price is around 200.  That number can go up or down real fast though.  It usually makes sense for people to knock down and rebuild when they want a full renovation so we do get the luxury of building new.  There's no land left up here so it's mainly just renovations that we are working with.  How are things down there?

@Karen Margrave thanks for the reply.  Long Island is certainly an area where demand is strong.  Deals that I find in my area are usually not worthy of a fix and flip.  The advantage I have is the cash to buy a home and the construction company to do the rehab.  Exactly what I am looking for is to build a relationship with someone who can assist in finding these cash deals (homes between 100,000 and 500,000).  I figure that an agent who can help would have recurring income from buying and selling these deals.
