I'd be happy to connect. I'm a Northern NJ-based investor and investor-agent. I typically focus on Bergen, Hudson, Essex, and Passaic counties and am currently looking in vicinity of some of those towns you mentioned, so feel free to shoot me a message and we can chat.

Everyone above makes great points...we know the negatives about NJ (high property taxes and home values, corresponding difficulty finding cash flow, etc.)...

With that said, every market has deals. It just takes a lot of commitment and dedication to find them in Northern NJ.

@Eric Gomez Good for you. No deal is better than a bad deal

@Eric Gomez it really all comes down to you--your risk tolerance and your rehab tolerance. For items like an old roof, I would personally recommend asking for a credit/concession as you can get that taken care of relatively easily post-closing. As others have mentioned above, foundation issues are a lot more tricky. Depending on the severity I would probably stay away from serious foundation issues unless a) the Seller is willing to remedy it themselves or b) the concession/credit they offer is significant enough to cover surprise issues that may pop up.
