@Chrissy Arnold Very smart point. I’m almost leaning towards going to their house once I know a little more and telling them my interests In their property and who I am. I’m sure someone else has noticed the boarded up windows and done something similar but maybe they could let it go easier knowing it was the previous owners son. Thanks for the input!

@Brian Pulaski My only thing is is don’t you think they would jack the price up because they think it’s a sedimental home to me? That’s my only worry about it. What other than direct mail could I do?

I recently came across a problem property I would like to purchase. I was at a friends house and decided to drive by my childhood home. The grass was extremely overgrown, 3 windows boarded up, weeds 5 feet long coming through the cracks in the driveway, and numerous aesthetic issues. I had my agent look up the property owners and found out it’s the same people who purchased the home from my parents back in 1999. But she also discovered they don’t live there anymore(obviously) and they live in a nice new home in sandy. I also found an old MLS that expired 185 days ago that had the house listed for about 30,000 less than houses around it at the time. I would like to purchase this home and flip it, and I would not tell them it was my childhood home. My question is what would the best way to contact them about selling be? I have no phone number just their physical address of the new Home. Any answers would help me greatly because I would love for this to be my first deal, just a little stuck! Thank you

@Ken Nyczaj Letters definitely seem like a good way to do it as well. My plan is to send out postcards for my first round with a list I obtain from one of these sources, and then on the next round send letters so there is a change and they don’t feel spammed by the same piece of mailing. I think first I’m going to created a few thousand post cards while gathering a list and go from there. And I will for sure send out a large number to make my call back percent better. Thanks for the advice

@Jeffrey S. Breglio Thank you Jeffrey! I have only looked up events on bigger pockets and have yet to attend any in Salt Lake. Knowing that some other people are doing a similar thing it would be very beneficial to come to one of these meetings. I will definitely be attending some of them. And also, once I do find a property I want to pursue I am thinking hard money may be the best bet for me with where I’m at at this point in my career. I will be keeping in touch.

@Chrissy Arnold very true. Wouldn’t make much sense to send to everyone in a targeted zip code only if you aren’t sending mail to a specific type of home or person. Thanks for the advice!

Yeah I’m not sure. That makes sense though I will do a little more research on that. Maybe my agent will know of such a thing here in Utah. Thank you

Hey guys. I have recently gotten with my real estate agent and figured out a few areas/zip codes I want to send direct mail to. My questions is is how do you guys go about creating the mail/post cards, and how do you obtain the list of addresses in a certain area to send to? I have never done direct mail before so I’m not positive on the steps to take besides where I want to send it and what good areas are. Thanks in advance!
