That’s probably way over estimate if you are keeping the kitchen cabinets and just reglazing all the bathroom tile.

Your search is going to be very price range dependent. 3-4 family homes have very low inventory levels right now. It will be easier to guide you once you have a specific price range.

You won’t be able to evict them with the COVID-19 eviction moratorium in place. It will take an additional 60 days after the pandemic is declared over in NJ for evictions to restart. You will also have to honor any lease that is in place.

Your sister should have it had in the contract for the property to be delivered vacant if you wanted to select your own tenants.

Unfortunately, she’s SOL. New Jersey is a very tenant friendly state. In normal conditions, it could take 6 months to evict a tenant and you have to have cause.

This says NJ law gives the landlord a right of entry for inspection purposes (in addition to anything in the lease).  So unless COVID laws in NJ have superseded this law, which I’m not aware of, then the landlord can require the tenant to provide access for your inspection.   

I believe the COVID laws are superseding landlord/tenant laws currently.

I have a 2 family listings right now. 1st floor tenant is NOT paying rent and despite it being in their lease that they allow for showings with 24 hour notice, they are not allowing any showings.

Landlord’s attorney said there is no legal recourse due to eviction moratorium In place.

Not an attorney, but I believe with COVID regulations and evictions on hold, there is no legal recourse currently to force them to allow a home inspection. 

Do you know if they are at least current on their rent?

The real estate market in North Jersey is very competitive, especially with multi-families. There is very little inventory. Get your financial house in order including saving for a down payment, raising your credit score, and getting a mortgage preapproval. Interesting to see how the market shakes out in 2021. Eviction moratorium might have a negative influence on small multi family owners with tenants who aren’t paying and maybe they will be looking to sell.

I am not an attorney, but this is not legal. You need a certificate of occupancy for each legal unit.

I had a client, who was living in his basement of a 2 family home he owned in Bergen County. It had a kitchen, bedroom, full bath, and it’s own entrance. However it wasn’t a legal unit.

He had issues with his first floor tenant over late payments and noise. The tenant reported him to the town for living in the basement and the town ordered him to vacate the basement. He had to go live with his mother.

Certain towns seem to overlook illegal units, but I would never recommend it.

Sorry, how did you do on the class test? That’s usually harder than the actual state test. There are online test prep classes online to help you better prepare for the test. Try TheCEshop, they usually have online discount coupons.
