Simple courtesy would be used for the kitchen with maybe a chalkboard to notify the rest of the house if you need the kitchen in its entirety for a couple of hours. the bathroom situation you will have to figure out once you have your renters as everyone is going to be different and cant just hold it until their time. But you could limit bathroom usage to 10 mins in the mornings if everyone is trying to get ready at the same time. That way you don't have someone in there trying to dry their hair and do makeup for 30+ mins.

Its not the end all, be all answer, but it can walk you through some of the thought process for making this decision. Really what it comes down to is whether investment is really an investment or something that will just hold you back from making progress in your investing career, disguised as an investment.

I actually rented a house in that same neighborhood when my wife and I first moved to va. It is a nice blue collar neighborhood, people take care of their yards, right across the street from a food lion and only about a mile from the liquor store. close to the 2 major roads in the area and directly across from a park and ride if you are looking to commute into DC. I would say other than the need to do a few updates and the lack of privacy that it would be a great place to live. The price seems fair seeing how the average 3b/2b town home in the area is around 220K.

Systems like that usually are reserved more for commercial applications, you may want to talk to someone like Seimens or another controls company and see what they recommend.

How much money are we talking? if its a couple of hundred just pay it and be done with it. If the post office is wanting thousands from each LL then I would get together with the other LL's and go talk to the post office as a group and find out what your options really are.

Sorry, I typed that wrong. you divide the NOI by the cap rate to get you price, I belive I did that actual math properly though, just used the wrong term.

This is why the inspection contingency is so important. you put in an offer that is accurate to the best of your knowledge and due diligence up to that point. Then after inspections you can always negotiate with them using what you found, and if they wont negotiate then you can back out.

While it may not seem to make sense, since you can back out anyway if you don't like what the inspection turns up. Tire kickers are not going to go through all the trouble of writing an offer and giving an EMD. It keeps the time wasters at bay.
