It sounds like you got stuck with a pig my brother. I would not put another 15K into a loser, unless you think with the reno you can get your money back fairly quickly by renting, but that's just me. But then you will still be an absente LL with not much in the way of reserves once you start college. I would put it on the market and just take what I could get for it and accept any loss as a cost of learning.

Get out of it unless you really want to keep it, just get the most you can and eat the loss. just my 2 cents

I work on industrial HVAC for a living, so not quite the same.

I will tell you though that a dirty filter will make your air handler work significantly harder, while at the same time slowing down the cold air getting into the apartment, both of which kill efficiency. And yes 72 is way to cold to run for just 2 dogs. It is a waste of energy. Those dogs will be just fine at 74-78, and if she wants to keep it that cold a higher energy bill is just going to come with it naturally. I would show her where to  buy and how to install new filters and have her check them regularly. While that may not be a perfect soloution, the high energy bill is at least half her fault for trying to keep the unit so cold all day for no reason.

IMHO if you are fine with the income you have coming in and all the houses are owned free and clear then I would just make sure that you are well protected via LLC or some other for of corporation, and most likey I would break the properties up into 3-4 corp's so that way if someone sue's you in one of them they can come after your personal property, or after all your CF properties at once.

when you own free and clear, the last thing you want is for someone to come in and take away your hard earned cash flow all in one fell swoop.

 yes, except panasonic fans (i advertise them to everyone!! lol) are so quiet, you wont even know it's on. honest!

Its not that I don't believe you, its just that ive never seen a fan older than a couple of years that doesn't make noise. but then again I haven't tried any of that Panasonic ones.

I have looked around on line but have only come across 2 REI meetings in VA. One is in Virginia beach which is 3.5 hours 1 way and the other was falls church but I can find no other information about that one and it is still almost an hour away. anyone know any information about the falls church meet up or anything closer to Woodbridge Va?

By buying the rent insurance you are spending money you will never get back. never... On the other hand if you put that money into a high interest savings account or somewhere where it is still liquid but making gains then that money is working for you. Unless you are just desperately in need of that cash I wouldn't do it.

Plus that insurance only covers lost rent, not CapEx items. So if something comes up and you need 10K and your only short 2-3K in rent where are you going to fund that from?
