Hello BP community! Just reaching out…what is currently the best method/platform for collecting rent from tenants? Is anyone using zelle, Venmo, etc? Or is it best to stick with ACH of some sort? I know of some websites as well…Closing on my 1st multi-family unit with tenants, so just trying to be prepared!! Thanks

Hello BP community, I'm in the process of closing on a Multi-family-2 Unit in Chicago....I've had no issue in the past of getting my insurance company to cover duplexes with a rolled roof, I just found out today, they decided they will not cover this anymore. Anyone have recommendations on who to go to for Insurance?

Hi Wade, I'm also in the oak lawn area and would love to connect to exchange REI knowledge and ideas! I've done a few deals and am getting better with each one. Definitely will try to make the meet up at bar Louie on the 15th to meet others as well. Thanks for the information!

Hello BP Community!

Normally I’m on here for traditional real estate knowledge but Looking to get some feedback on laundromats!

Anyone out there familiar with the process for buying a laundromat or are possibly owners themselves. Also would love if anyone could recommend any laundromat consultants to work with? I’ve done quite a bit of research and as with any opportunity, if done right, it can be very lucrative.

Currently looking at 2 different deals in the Chicagoland area, 1 with the building included and the other just traditional lease....

John I’d like in on that info too for the mortgage broker...please share if possible! I’m currently looking to break away from the larger banks...I know there’s better options out there.

Thanks John for the insight sir! I agree, can definitely catch some cheaper SFH on the south side but as you know the 1% rule isn't the end all be all on those higher risk properties. The association chatter from everyone definitely gives me cause for concern and I will look into it more.
