Laundromat investing, MW area

Hello BP Community!

Normally I’m on here for traditional real estate knowledge but Looking to get some feedback on laundromats!

Anyone out there familiar with the process for buying a laundromat or are possibly owners themselves. Also would love if anyone could recommend any laundromat consultants to work with? I’ve done quite a bit of research and as with any opportunity, if done right, it can be very lucrative.

Currently looking at 2 different deals in the Chicagoland area, 1 with the building included and the other just traditional lease....
