Hey Jeff, can you give us some details on how the auction went? How much competition was there? I was just looking at a house that was listed on Xome.

Welcome to the forum, Marcus. Find some investor groups/meetings that happen in your area. You should be able to find them easily, either here, Meetup.com or just google them. Get to know people and network. The more people you talk to, the more opportunity you will have.

Or even better, it may be an option to set up your own property management company. You would just need someone to run it for you. And, you could potentially pick up other properties to manage that aren't yours, increasing your income.

We have a rental in a town we used to live in. We use Century 21 Property management, and have a home warranty on the house for issues. So far it has been going well using them. We were just able to refinance the loan for a current $300 cash flow after expenses. It's definitely doable.

People would rather earn a paycheck at a job than work on their own. I don't really understand why. People also usually always point out the negative in things. All the people I know that work regular jobs complain about Mondays, how much more the boss makes than them, etc. When I began surrounding myself with other investors I noticed they all motivate each other. They all push positive ideas and emotions. They are all very encouraging. When I tell people I know that I don't want a job, but to be a full time investor, they laugh at me. When I tell investor groups that, they tell me it's awesome.

Don't worry about what all those people say. There's a reason they will be stuck in regular jobs forever.

Hey yall, we are going to be moving to Houston soon to start a new life after leaving the oilfield. We will be investors working in Houston. We need to find a rent house as we can't get a mortgage right now. I was wondering if anyone on this forum could help us with this process? We have been looking on Zillow, but I figured some of yall would have connections. We should be in town this weekend to look in person. Something we need to think about is that since I will be getting directly into investing full time I won't have a job to use as income on the application. We will need to find someone willing to work with us on that. We plan to pay the first 4 months rent along with the deposit to hopefully help us in that aspect.

I have 3 kids and 2 large German Shepherds, so we need a house that allows pets. We are trying to find something around $1400, but 1700 is absolute max. We also do not want to be anywhere inside the beltway. We have been looking in Humble, Atascosita, Spring, Katy, Cypress and Pearland.

@Russell Brazil, how much does it typically lower value? I was always curious if solar effected value, but I never figured it could actually lower it.

I haven't found anymore info. I decided not to use them and use a personal mentor instead.
